When people came to visit they said our house looked like a hobbit house so that's what we called it. With its eyebrow window and its quirky arched entrances (the back door's on the front) it seems appropriate somehow. We started out doing B&B for a bet and found we really enjoyed it. We still only accept guests at weekends (except the studio flat) but in doing so we've made friends from around the world. It tickles us to think that people as far apart as Australia and Iceland are picking up their iPads and choosing us out of all the places they could stay.
A simple, beautiful continental breakfast is included in the room price (not in the studio flat). A choice of cereals or porridge, a selection of the best juices, real coffee or any one of a dozen teas, also toast or croissants and perhaps a surprise. All served with style at a time of your choosing. In addition, you can help yourself to tea and coffee any time you like and our free cookies are pretty tempting.

Brighton is famous for lots of things but the truth is most people come to stay with us because they're visiting friends or family and want somewhere to stay that won't break the bank. Being a guest in someone's home with the pride and personal touch that that implies is a new proposition for travellers. It offers a dimension that commercial B&Bs don't have. So, you've come to Brighton for a quick getaway...what can you do?

We've lots of information to give you ideas for stuff to do while you're here. We have guides to the indie artisans and shops in the Lanes and to the world famous Brighton Pavilion. The Devil's Dyke is a short bike ride into the South Downs and hundreds of off-road trails and hikes are begging to be explored. We'll take you on a guided tour if you like, and even lend you a bike (please book in advance). We'll also point you to the best restaurants, pubs and entertainment. If you just want a quiet time, well, this is the best place you could choose too. Just walk, relax, or sleep in tranquil comfort, no traffic, sirens, partying. Just seagulls, magpies and jays. We can't do anything about them.
Why us?
Our neighbourhood is Hove Park. It's residential but only a mile from the seafront and not much further from the Brighton city centre, Hove is only half a mile. We're on several bus routes and very near all the main routes into and out of town. We have plenty of free parking on the street and we're walking distance from Hove station.
Our guests love the convenience of the location, the quirkiness of the house and the peaceful surroundings.
We love to chat to guests to make them feel at home but you have your privacy with your own funky lounge as well as your room. You can store your cold food or drinks in the fridge. You'll have a key to come and go as you please. We only have a couple of rules: no smoking anywhere and be considerate of us and other guests by leaving the communal areas pristine and keeping noise down after 10.30pm. The boutique character of the space means it is better suited to adults; please note, we discourage extra guests on settees and airbeds as we find this damages the vibe, and sorry, we don't accept pets. We offer free high speed broadband wi-fi and, to speed you along, each room is equipped with our personally prepared guide to the area, city map and a bus timetable.
